Choosing a furnace isn’t simply a matter of buying the biggest one available. The right furnace should provide enough heating capacity to keep your home comfortable during cold weather without being unnecessarily oversized. A properly sized furnace can provide more consistent comfort, while a unit that’s too large may cycle on and off more frequently than necessary.

A furnace that is too small may run extended cycles, but still have difficulty maintaining a reasonable internal temperature when the outdoor temperature falls. And bigger isn’t always better either. In an enormous furnace, the furnace can satisfy the thermostat rapidly and turned off, then restart again shortly. Frequent short cycles can cause uneven temperatures, additional wear on equipment and less comfortable operation.
The idea is to select a furnace with a heating output that is suitably matched to the heating load of the residence.
Furnace capacity is normally expressed in BTU per hour (BTU/hr). You’ll commonly find residential furnaces in sizes such as:

These are only general descriptions. Square footage alone should not determine which furnace you buy. A 2,000-square-foot home in a mild climate may have a very different heating requirement from a 2,000-square-foot home that experiences long, extremely cold winters.

🌎 The climate
Location is a big part. Homes in the colder parts of the United States tend to need greater heating capacity than equivalent homes in the warmer climates.
🧱 Insulating
Good insulation in walls and attics slows the loss of heat. Older homes or residences that have inadequate insulation may need much more heat to maintain the same internal temperature.
↕️ Ceiling Height
More air is in a room with 10 foot ceilings than in the same space with 8 foot ceilings. That means higher ceilings can increase heating needs.

Window efficiency, glazing, outside doors and air leakage can affect the rate of heat loss from the building.

How many BTUs do I need per square foot?
You’ll often see general rules ranging from roughly 20 to 60 BTUs per square foot depending on climate and building conditions. These rules can be useful for rough estimates, but they should not replace a proper heating-load calculation.
Is a bigger furnace better?
No. A furnace should be appropriately sized for the heating load. Oversizing can cause short cycling and comfort problems, while undersizing may leave the furnace struggling during very cold weather.
What size furnace do I need for a 1,500 sq. ft. house?
There isn’t one correct furnace size based on square footage alone. Climate, insulation, ceiling height, windows, air leakage and other characteristics should also be considered. Use the calculator above for a more useful preliminary estimate.
What size furnace do I need for a 2,000 sq. ft. house?
The answer depends heavily on where the home is located and how efficiently it retains heat. Two 2,000-square-foot homes can have substantially different heating loads.
Does AFUE affect furnace sizing?
Yes. AFUE affects how much of the furnace’s input energy becomes useful heat. For example, an 80,000 BTU furnace rated at 80% AFUE provides less useful heating output than an 80,000 BTU furnace rated at 96% AFUE.
Should I replace my old furnace with the same BTU size?
Not automatically. The existing furnace may have been oversized, the home’s insulation may have changed, windows may have been replaced, or the new furnace may have a different efficiency rating. Replacing equipment is a good opportunity to verify the home’s actual heating requirements.
