The PTAC Troubleshooting Cheat Sheet Every Maintenance Tech Needs

You ever get the same call over and over? "Hey, the heat's not working." "It’s blowing, but it’s not cold." “There’s water on the floor.” Yeah, I’ve been there.

After installing and servicing hundreds of PTACs across hotels, apartments, and senior living facilities, I finally started tracking the common issues and fast fixes—and now you get the benefit of my field-tested cheat sheet.

This is the PTAC troubleshooting guide I wish I had 10 years ago. Let’s make your job easier.

 

1. No Power or Display ⚡️

Problem: PTAC unit won’t turn on at all. No lights, no fan.

Fix:

• Check the breaker or fused disconnect

• Inspect power cord for burns or pinching

• Test wall outlet voltage (should match unit specs)

• Check for a tripped internal thermal fuse (many units have one on the control board)

The U.S. Department of Energy recommends always starting at the power source when any HVAC equipment goes dark.

 

2. Unit Turns On But No Cooling ❄️

Problem: Fan is blowing, but the air isn’t cold.

Fix:

• Confirm the thermostat is calling for cooling

• Check for clogged air filters or a blocked condenser coil

• Listen for compressor operation

• Verify refrigerant pressures (requires gauges rated for R-32)

• Inspect for ice buildup on the evaporator

According to ASHRAE, airflow blockages and refrigerant undercharge are the two biggest culprits.

 

3. Water Leaking on the Floor 💧

Problem: Condensate is dripping indoors.

Fix:

• Make sure the PTAC sleeve is tilted slightly outward

• Clear condensate drain channels of debris

• Check for clogged or missing drain hoses or pans

• Inspect for gaps around the sleeve that allow humid air in

The EPA highlights the importance of moisture management to avoid mold and indoor air quality issues.

 

4. PTAC Smells Musty or "Burnt"

Problem: Unpleasant smells when the unit runs.

Fix:

• Clean or replace filters

• Spray down evaporator coils with a non-acidic coil cleaner

• Remove and clean blower wheels and drain pans

• Check for rodent nests or mold buildup behind the chassis

Smells often mean maintenance has been skipped. Don't skip it.

 

5. Loud or Vibrating Unit 🎧

Problem: PTAC rattles, vibrates, or hums too loudly.

Fix:

• Tighten mounting hardware

• Check for loose compressor mounts

• Look for foreign objects inside fan blades

• Inspect wall sleeve for missing side panels or loose seals

According to HVAC School, noise issues are often mechanical, not electrical—so look for loose parts first.

 

6. Heat Mode Not Working ☀️

Problem: Unit runs in cooling but not heating.

Fix:

• Verify the thermostat is set to "Heat"

• If heat pump model: check reversing valve coil operation

• If electric heat model: test heating element for continuity

• Confirm fan speed in heat mode isn’t too low (can trigger limit)

Many PTAC units use electric resistance heat. If you're blowing air but not heating, it could be a tripped limit switch.

 

7. Random Shutoffs or Reboots 💡

Problem: Unit works fine, then turns off or resets without warning.

Fix:

• Look for low voltage dips from overloaded circuits

• Replace failing control board or capacitor

• Check internal thermistors or ambient sensors for correct placement

• Inspect wiring harness for pinched or corroded connections

Heat or humidity can wreak havoc on cheap control boards. Keep spares on hand.

• Use R-32 safe tools and leak detectors on new units

• Always check sleeves and seals when troubleshooting airflow or leaks

• Clean coils quarterly in dusty environments
